Summer …. Celebrate It’s Here
Summer had a cold start this year, but now that it’s finally here I am even more appreciative of its warmth, beauty and plethora of color.
Summer Celebration, Concerts in the Park, Beach and Pier Walks, Bicycling, Bike Week, Volley Ball Tournaments, Boating and of course Fishing. Turn off the TV, Computer and seize the summer moment. These moments are too precious few to waste inside.
I am even starting to like the winters here as evidenced by my purchased of a power ice auger! So far I have yet to find enough “grumpy old men” to entice me on the ice!
Board Talk
Over fifty co-owners were in attendance at our June 10th Annual Association Meeting.
Regrettably Gary Rasmussen (Accountant for Brickley DeLong) our auditing firm was not able to attend our meeting due to a personal family emergency. A copy of his report will soon be placed on our website www.harbourtownecondos.com . Should you have any questions please feel free to contact Gary directly at 726-3157.
At our Annual Meeting Jerry Siminski and James Geisler were both elected to serve on the Association Board for a 3-year term.
At the June 17th Monthly Association Board Meeting, Dave Taylor, announced his resignation as Association President. A recent medical event has prompted him to slow down and refocus his energies in a more balanced approach. Dave has always given a 100% on any endeavor he has undertaken. It was a pleasure to have served on the Board with Dave. We all will miss his administrative acumen, “big picture focus”, attention to detail and positive attitude. He served on the Board for 3-years and was President the last two years. When you see Dave tell him thanks for representing your best interest the past 3-years!
Association Board Changes
In view of Dave Taylor’s resignation the Association Board unanimously elected the following slate of officers:
Jerry Siminski – President (effective 6/18/09)
Jim Geisler – Vice President (effective 6/18/09)
Dan Weller – Treasurer (n/c - elected 6/11/08)
Dave Shoemake – Secretary (effective 6/18/09)
Dan Burling – Board Member (effective 7/08/09 filling the remaining one year portion of Dave Taylor’s term)
Soon to be Implemented Policies
The Condominium Board will soon be implementing the following:
1. Our automated system to process and track maintenance requests is behind schedule (software programming delay). The system is being designed to log owner concerns, assign vendors, track vendors progress, additional vendor referrals, all vendor work history, co-owner comments, and notification to the initiating co-owner when the item has been delayed or completed and finally documentation of payment. We estimate the system will be fully operational by Jan 1st.
2. Establishment of a “Grounds Committee” to recommend suitable replacement landscaping, condo landscape designs, determine schedules for pruning, planting and removal and establish guidelines for applying pesticides and fertilizers, mulch choices etc.
3. All condos are scheduled to have the wood siding repaired, power washed and re-stained every 7-years. If a condo requires additional attention (siding repair or spot re-staining) we will have our contracted painter collectively attend to those needs during a designated time frame (example the first 2-weeks in August). This allows the Association to assess and verify additional non-budgeted cost and determine if the painter’s existing warranty should cover the cost.
4. We are currently inputting an events calendar on our website that lists all condo functions and the date(s) the activity occurs. This will assist co-owners and new Board Members in clarifying what has to be done when and why.
5. Our Master Insurance Policy is 200+ pages in length and will soon be posted on our website for your perusal. A shortened version of the coverage (one page) is already posted.
Bud Tips
Here are some helpful tips from Bud Kemperman:
1. Disconnect and remove garden hoses from the faucets after summer use to prevent water freeze damage.
2. If you want a small amount of touch up stain for your condo please stop by my home (1678 West Harbour Towne Circle – telephone 755-9628). I have paint quart cans available for your use. If you borrow a can please return it in a timely basis as I have numerous requests for stain.

During April 1, 2009 through June 30, 2009 there were no units sold in Harbour Towne.

Harbour Towne Activities Calendar:
HT Ladies Luncheon Group - meets the 2nd Tuesday of the month, at 1:00 pm, at Docker’s Fish House.
HT Bunko Bunch - meets the 4th Tuesday of the month at 1:00 pm. Call Arlene Wickland at 759-5513 for the location and to RSVP.
HT Condominium Association Board Meeting - routinely meets the 2nd Wednesday of each month at 6:30 pm in the upper level of the HT Yacht Club. Always check with a Board Member to verify that a meeting is being held for the month you plan to attend.
Looking for Volunteers
Harbour Towne Website Administrator - needed to keep our website current. You must have pc, scanner and Word. The job is not that difficult and you may recruit additional volunteers if desired.
Newsletter Editor - Currently our Newsletter is published quarterly. Must have pc and Word. The Association Board will furnish one-half the content and the rest is yours to create. You can continue publishing quarterly or publish monthly. If you are familiar with “Word”, publishing a Newsletter is a breeze. In the near future most co-owners will receive their Newsletter by email as a pdf file.
