Season’s Reflection
As another year passes grant us the sense to see our imperfections, the strength to implement positive change and the ability to maintain a sense of humor!
Board Talk
On October 13, 2007, all Condominium owners were mailed a letter from the Association President, David Taylor. This letter, briefly summarized, stated:
1. The Developer from the beginning established a variable maintenance fee structure that had some relation to the size of a condo unit. This is defined in our Bylaws
2. Our Master Deed, which is the controlling document, states that the “percentage of value of each unit must be equal”.
3. A condo owner retained an attorney and demanded that the Association comply with the Master Deed and charge all condo units the same fees, regardless of size.
4. After great deal of study and conferring with attorneys, the Association Board concluded that they have no choice except to comply with the governing provisions of the Master Deed.
5. This letter also included a signature ballot to all Condominium owners suggesting that they vote approval of language changes to our Bylaws which would bring this document into compliance with the governing Master Deed. A 60% majority of all condominium owners and First Mortgage Holders is necessary to amend our existing Bylaws
As of January 8, 2008 a total of 89 votes have been received (63 approving changes to our Bylaws and 26 opposing any revision). This vote total is insufficient to amend our Bylaws and we will continue with conflicting language between our Bylaws and our Master Deed
As the Master Deed is the controlling document we must, however, start collecting monthly dues on an equal basis. Therefore effective February 1, 2008, all condo units will start paying a monthly fee of $215.00 ($160 monthly Maintenance Fee plus a $55.00 monthly Reserve Fee).
We sincerely regret any negative impact these changes may have on your family as we must comply with the Master Deed!
Bud Tips
Here are some helpful tips from Bud Kemperman:
1. Replace or clean you humidifier filter with warm water and bleach
2. Adjust you humidistat so that your windows are not fogging on the inside. As outside temperatures drop you must decrease you interior humidity level.
3. Remove any Christmas decorations.
4. Check your driveway lights and those of your neighbors who may be on vacation and replace burned out lights with 40 watt regular or equivalent 13 watt florescent bulbs.
5. During the snowplow season (when possible) please park vehicles inside your garage.

Holiday Party
This years Condominium Christmas Party (12/11/2007) was held at the Harbour Towne Yacht Club. Everyone brought their favorite dish to pass and a great time was had by all 60 plus members in attendance. We are planning a similar event at the Yacht Club this summer and more information will follow in April’s Newsletter.
We are especially grateful to all condominium owners who have graciously hosted seasonal parties in their home over the past years! Due to the increasing, popularity of these events, space limitations, parking, etc., we feel a transition to party gatherings at the Yacht Club to be a logical alternative.
As an added consideration the interior of the Harbour Towne Yacht Club will become a “Smoke Free Environment” effective April 1, 2008!”
